All alterations must be approved by Landlord in writing prior to construction. All work done by tenant or tenant’s contractors in connection with any improvements or alterations will be completed in a good and workmanlike manner and in compliance with all building and zoning laws, and with all other laws, ordinances, rules and requirements of any Federal, state or municipal government or agency. The contractor performing the work must have the proper insurance coverages.
